Job Summary

We are seeking an experienced and detail-oriented Finance Controller with a strong background in the real estate industry, specifically in plotted development projects. The ideal candidate will be responsible for overseeing financial planning, accounting operations, statutory compliance, project finance, budgeting, cash flow management, and financial reporting while ensuring robust financial controls across multiple projects.

Key Responsibilities

Financial Management

• Lead the finance and accounting function for plotted development projects.
• Prepare and analyze monthly, quarterly, and annual financial statements.
• Develop and monitor project budgets, forecasts, and financial performance.
• Manage cash flow planning, fund utilization, and working capital requirements.
• Ensure timely closure of books of accounts and accurate financial reporting.

Project Finance & Cost Control

• Monitor project-wise profitability and cost analysis.
• Track land acquisition costs, development expenditures, and infrastructure costs.
• Evaluate project feasibility, financial models, and investment returns.
• Establish financial controls to optimize project profitability.

Compliance & Taxation

• Ensure compliance with applicable accounting standards, GST, Income Tax, TDS, and other statutory requirements.
• Coordinate statutory, internal, and tax audits.
• Liaise with regulatory authorities, auditors, banks, and financial institutions.
• Ensure compliance with real estate regulations, including RERA requirements where applicable.

Treasury & Banking

• Manage banking relationships and project financing.
• Oversee loan documentation, fund disbursement, and repayment schedules.
• Optimize treasury operations and investment of surplus funds.

MIS & Reporting

• Prepare management reports, dashboards, and financial performance analysis.
• Present key financial insights and recommendations to senior management.
• Monitor key financial KPIs and identify areas for improvement.

Team Leadership

• Lead, mentor, and develop the finance and accounts team.
• Strengthen internal controls, financial policies, and standard operating procedures.
• Drive process improvements and finance automation initiatives.

Required Qualifications

• Chartered Accountant (CA) is mandatory.

Experience

• 10 years of progressive experience in finance and accounting.
• Minimum 5 years of experience as a Finance Controller or Senior Finance Manager in the real estate sector.
• Mandatory experience in plotted development projects.
• Experience in project accounting, land development finance, and real estate financial management.

Technical Skills

• Strong knowledge of Indian Accounting Standards (Ind AS), GST, Income Tax, TDS, Companies Act, and RERA.
• Expertise in budgeting, forecasting, financial modelling, MIS reporting, and cash flow management.
• Proficiency in ERP systems such as SAP, Oracle, Microsoft Dynamics, or similar platforms.
• Advanced Excel and financial analysis skills.
