Product Development Head – Industrial & Warehousing Projects

Job Summary
The Product Development Head will lead the end-to-end product development lifecycle for Casagrand’s Industrial & Warehousing business, including industrial parks, logistics parks, Grade-A warehouses, built-to-suit facilities, data center parks, and integrated industrial developments. The role will be responsible for conceptualizing products, conducting market and feasibility studies, driving master planning and design development, and ensuring commercially viable, customer-centric, and future-ready industrial assets.
Key Responsibilities
Product Conceptualization & Strategy
- Develop product strategies aligned with the company’s industrial and warehousing growth plans.
- Identify market opportunities, emerging trends, and customer requirements across manufacturing, logistics, e-commerce, 3PL, and warehousing sectors.
- Define product positioning, specifications, and unique value propositions.
- Develop scalable and innovative industrial real estate products that maximize asset value and occupancy.
Market Research & Feasibility
- Conduct market demand assessments, competitor analysis, and location studies.
- Evaluate product-market fit and prepare feasibility reports for new developments.
- Analyze industry trends, leasing benchmarks, rental yields, and investment returns.
- Recommend product configurations based on customer requirements and market intelligence.
Master Planning & Design Development
- Lead the preparation of master plans, concept designs, and development frameworks.
- Coordinate with architects, consultants, planners, and engineering teams.
- Ensure optimal land utilization while balancing commercial viability and operational efficiency.
- Oversee development of layouts, infrastructure planning, warehouse specifications, truck circulation plans, utilities, and common facilities.
Financial & Commercial Evaluation
- Prepare project feasibility models, development budgets, and investment analyses.
- Drive value engineering initiatives to optimize project costs without compromising quality.
- Work closely with finance and business teams to evaluate project profitability and ROI.
- Support pricing, leasing strategy, and revenue optimization initiatives.
Cross-Functional Coordination
- Collaborate with Land Acquisition, Projects, Leasing, Legal, Finance, Marketing, and Business Development teams.
- Support pre-leasing and tenant discussions by translating customer requirements into product solutions.
- Ensure alignment between product design, execution strategy, and commercial objectives.
Regulatory & Compliance Management
- Ensure product designs comply with statutory regulations, zoning norms, industrial development guidelines, and environmental requirements.
- Coordinate with approval authorities and consultants during project development stages.
Product Lifecycle Management
- Monitor product performance throughout the development lifecycle.
- Incorporate customer and market feedback into future product enhancements.
- Drive continuous improvement and innovation across the industrial and warehousing portfolio.
Desired Candidate Profile
Educational Qualification
- Bachelor’s Degree in Civil Engineering, Architecture, Urban Planning, or related discipline.
- MBA in Real Estate, Strategy, Finance, or Project Management is preferred.
Experience
- 15–20 years of experience in industrial real estate, logistics parks, warehousing, commercial real estate, or large-scale infrastructure developments.
- Minimum 5 years in a leadership role handling product development and project feasibility.
- Experience in Industrial Parks, Logistics Parks, SEZs, Warehousing, Data Centers, or Manufacturing Infrastructure projects is highly preferred.
Technical Skills
Proficiency in AutoCAD, Excel, PowerPoint, and project management tools.
Strong understanding of industrial and warehousing product development.
Expertise in feasibility analysis, master planning, and project financial evaluation.
Knowledge of industrial building standards, infrastructure planning, and development regulations.
